March: bricks & mortar - the dangers of using your properties to fund your retirement

This presentation will look at property as an asset class and explore its role within a well-diversified investment strategy.  The presentation will challenge the various myths investors hold around property investments and will emphasise that the property market moves in cycles and is inherently unpredictable and therefore, should not be the only asset within one’s investment strategy.

Residential property, specifically over the last decade, has gained wide respect as a favoured investment following its stellar performance earlier in the millennium. This has resulted in some significant wealth generation for those fortunate enough to capitalise on the boom. In turn this has led many investors to flock to this ‘appealing’ alternative to shares in eager anticipation of reaping the same reward.

But the property market, like the equity market, moves in cycles, can often be unpredictable and is affected by various factors.  So while second properties may have a place in a diversified investment portfolio, it is unwise to rely too heavily on it to fund your retirement.

At the next financial planning club, Shaun Latter, Certified Financial Planner, will be discussing the dangers of using your property to fund your retirement. He will discuss:

  • residential property – past, present & future
  • what house prices have done over the long-term
  • what has impacted these price fluctuations and recent legislation (NCA) and economic environment surrounding it
  • residential property as an asset class
  • how does it rack up from a risk vs return perspective
  • tax &  liquidity
